These Terms & Conditions (“Terms”) govern your use of our website and your dealings with Home Hills Properties L.L.C (“Home Hills”, “we”, “us” or “our”), a Dubai-based real estate brokerage specializing in off-plan property.

By accessing our website or using our services, you agree to these Terms and to our Privacy Policy. If you do not agree, please do not use our website or services.

Our Services

Home Hills provides independent, transparent and personalized advisory and brokerage services for off-plan property in Dubai and the UAE, including:

We are an intermediary. We are not the developer of the projects we present, and we do not own, build or deliver them.

Regulatory Status

Real estate brokerage in Dubai is regulated by the Dubai Land Department (DLD) and its Real Estate Regulatory Agency (RERA). We carry out our activities in line with these rules.

Where required, our engagement with you will be recorded in the appropriate written brokerage agreement. You can verify the registration of any broker or brokerage in the official DLD directory of licensed real estate brokers.

No Advice or Guarantees

The content on our website is general information only. It is not legal, financial, tax or investment advice, and you should take independent professional advice before making any decision.

Any figures we share, such as projected rental yields, ROI or capital appreciation, are estimates based on available information and market conditions. They are not guarantees, and past performance does not indicate future results. Property values and returns can go down as well as up.

Property Information

Prices, availability, unit specifications, payment plans and handover dates are set by developers and can change without notice. They are only binding once confirmed in the sale and purchase agreement with the developer.

Images, renderings, videos, floor plans and artist impressions on our website are for illustration only. The final project, finishes, views and surroundings may differ from what is shown.

Reservations and Payments

When you reserve or buy an off-plan property, your contract is with the developer. Home Hills is not a party to your sale and purchase agreement, and the developer is responsible for the project, its construction and its delivery.

• Pay only into the project’s official escrow account named in your sale documents, and be cautious of any request to pay into a personal account.
• Booking deposits, government fees such as the Dubai Land Department registration fee, and any other charges are your responsibility, as set out in your documents.
• Cancellation, refund and delay terms are governed by your agreement with the developer, so please read it carefully before signing.

Fees and Commission

Where we are paid by the developer for a primary off-plan sale, no commission is charged to you for our brokerage services, unless we agree otherwise in writing.

If any fee is payable by you, it will be agreed with you in writing before you commit. Fees and rates can change over time, so please confirm the current position with us.

Website Use and Intellectual Property

You agree to use our website lawfully. You must not:

• Copy, scrape or reproduce our content without our written permission.
• Attempt to hack, disrupt or gain unauthorized access to the website or its systems.
• Provide false information or misrepresent your identity.

All text, graphics, logos, images and design on this website belong to Home Hills or its licensors and are protected by law. Developer names and logos belong to their respective owners and are shown only to identify our developer partners.

Our website may link to third-party sites. We do not control them and are not responsible for their content.

Limitation of Liability

Our website and its content are provided “as is”. To the fullest extent permitted by law, Home Hills is not liable for indirect or consequential loss, loss of profit, market changes, or any delay, default or act of a developer or other third party.

Nothing in these Terms excludes liability that cannot be excluded under UAE law.

Governing Law and Changes

These Terms are governed by the laws of the United Arab Emirates, as applied in the Emirate of Dubai, and the courts of Dubai have jurisdiction over any dispute.

We may update these Terms from time to time. The latest version will always be on this page, with the date of the last update. Continued use of our website after changes means you accept the updated Terms.
